First we diagnose the real blockers—encumbrances, utilities and drainage, access and visibility, parking/ADA, and life-safety or structural issues—and map a financeable, buildable route to approvals. We validate demand, test multiple concepts, and phase work to keep income flowing as we secure non-conforming and change-of-use approvals, variances, and access/concurrency clearances. For ground-up assignments, we lock entitlements early and design for operations—traffic flow, deliveries, signage, stormwater, and life-safety—so the asset launches cleanly.
